WM Residential Privacy Policy

WM Residential (“WM Residential,” “we,” “us,” or “our”) is a multifamily property management company. This Privacy Policy explains how we collect, use, disclose, and safeguard information that identifies or can reasonably be linked to you (“personal information”) when you use our websites and related online services (collectively, the “Services”).
By using the Services, you agree to this Privacy Policy.
1) Scope & Changes
This Privacy Policy applies to personal information we process through the Services and through our corporate operations (e.g., emails, events, vendor inquiries).
It does not apply to personal information we process on behalf of individual properties or third parties under separate contracts (“Customer Data”). When we act as a service provider/processor, the property’s or partner’s privacy terms govern.
We may update this Policy from time to time. We’ll post the effective date above. Your continued use of the Services means you accept the updated Policy.
2) Personal Information We Collect
The categories of personal information we collect depend on how you interact with us and the Services.
A. Information You Provide
Contact & Inquiry Data (e.g., name, email, phone, company, message content) when you submit forms or contact us.
Account/Newsletter Data if you subscribe or create a profile on any WM Residential microsite we operate.
Business & Vendor Data (e.g., company, title, service category) when you propose services or partnerships.
Event & Survey Data when you RSVP, attend our events, or complete surveys.
Job Applicant Data (e.g., resume, work history) if you apply for a role with WM Residential. Applicant data is governed by our Applicant & Worker Privacy Notice (provided during application).
B. Information Collected Automatically
Device/Usage Data such as IP address, device identifiers, browser type, pages viewed, referring/exit pages, timestamps, and general location (derived from IP).
Cookies & Similar Technologies including pixels and tags for essential site functions, analytics, and (where enabled) advertising/retargeting. See “Cookies & Advertising” below.
C. Information from Other Sources
Public & Third-Party Sources (e.g., professional profiles, social media, event platforms).
Service Providers & Partners (e.g., analytics, advertising, recruiting, communications).
Referrals if someone shares your contact information with us.
3) How We Use Personal Information
We use personal information to:
Provide & improve the Services, including operating the website, responding to inquiries, and supporting security and debugging.
Communicate about updates, events, opportunities, and policy changes.
Business operations such as analytics, research, quality assurance, auditing, and compliance.
Marketing & advertising (where permitted by law), including measuring campaign performance and tailoring content.
Recruiting & HR for applicant review and hiring communications (see Applicant & Worker Privacy Notice).

We may create aggregated or de-identified data for analytics and reporting; we take steps so it cannot reasonably be linked back to you.
4) How We Disclose Personal Information
We disclose personal information to:
Service Providers that host our site (e.g., Squarespace), provide analytics (e.g., Google Analytics), email/CRM tools, forms, security, and IT support.
Business Partners & Affiliates (e.g., related entities that support corporate functions).
Advertising & Analytics Partners that place cookies/pixels to measure use and, where enabled, deliver interest-based ads.
Professional Advisors (e.g., auditors, lawyers) and Authorities where required by law.
Transaction Parties in connection with a corporate transaction (e.g., merger or asset sale).
We may also disclose data with your consent or at your direction.

A. Communication Preferences
Email: Use the unsubscribe link in marketing emails. We may still send non-marketing or transactional messages.
Text/Phone: Follow instructions in the message or contact us to opt out.
B. Cookies, Analytics & Advertising
Cookie Banner/Preferences: Where available, use the site’s cookie banner or “Your Privacy Choices” link to manage categories (e.g., analytics, advertising). Choices are browser- and device-specific.
Browser/Device Controls: Adjust your browser settings to block/delete cookies. Some features may not function without certain cookies.
Ad Industry Tools: You can opt out of interest-based ads from participating companies at:
Network Advertising Initiative, Digital Advertising Alliance (US), and applicable regional equivalents.Global Privacy Control (GPC): Where legally required and technically detectable, we treat a valid GPC signal as an opt-out of sale/sharing for that browser.
Do Not Track: We currently do not respond to browser DNT signals.
C. State Privacy Rights (e.g., CA, CO, CT, UT, VA and similar)
Depending on your state, you may have rights to access, correct, delete, appeal, opt out of targeted advertising, certain profiling, or “sale”/“sharing” as defined by law. You may authorize an agent to submit a request on your behalf, subject to verification.
6) Cookies & Technologies We Use
Essential cookies to operate core site functions and security.
Performance/Analytics (e.g., Google Analytics) to understand site usage and improve content.
Functionality (e.g., remembering preferences).
Advertising/Retargeting (if enabled) to deliver more relevant ads on our site or others.
We may also include pixels in emails to gauge engagement. See “Your Privacy Choices” to manage preferences.
7) Security
We employ administrative, technical, and organizational measures designed to protect personal information. However, no method of transmission or storage is 100% secure. If we learn of a security incident affecting personal information, we may notify you consistent with applicable law.
8) International Data Transfers
We may process and store information in the United States and other countries with different data protection laws than where you reside. We take steps consistent with applicable law to safeguard cross-border transfers.
9) Retention
We retain personal information for as long as necessary to fulfill the purposes described in this Policy, including providing the Services, complying with legal obligations, resolving disputes, and enforcing agreements, considering the nature and sensitivity of the data.
10) Children’s Privacy
Our Services are not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has provided personal information, contact us at info@wmresidential.com and we will take appropriate action.
11) Third-Party Sites & Embeds
The Services may link to or embed third-party sites and services (e.g., property websites, map embeds, scheduling tools, social media). We are not responsible for their privacy practices. Review their policies before providing personal information.

Sale/Sharing/Targeted Advertising
We do not sell personal information for money. We may “share” or “process for targeted advertising” (as defined by some state laws) via cookies/pixels with advertising and analytics partners. You can opt out via the site’s cookie banner/Your Privacy Choices and, where applicable, GPC signals.
Sensitive Personal Information
We do not use or disclose sensitive personal information for purposes that require a right to limit under applicable laws.
